Development of The Falls at Ocotillo

Chandler, AZ

In December of 1998 Lawrence and Geyser purchased a nine acre site in Chandler, AZ. Construction on this site was complete in January of 2002 on a 70,000 square foot specialty retail center and office buildings featuring Chase Bank, Starbuck's, Pei Wei Asian Diner, Keegan's, Coldwell Banker, Van's Pro Shop, Capital Title, Paradise Bakery and La Bella Salon. Lawrence and Geyser won a Chandler Beautification Award for this project.

Purchase of First American Plaza

Chandler, AZ

In October of 2003 Lawrence & Geyser purchased a 21,000 square foot shopping center. The center was completely remodeled in the summer of 2004. The property is currently 100 percent leased and was sold in July of 2005.

Development of Tempe Crossing Center

Tempe, AZ

The Tempe Crossing Center is a 5 acre site that was purchased in February of 2001. It was constructed into a 35,000 square foot mixed use center in the summer of 2003. Tenants include NYPD Pizza, Nextel and others. Most of the project was sold in August of 2003.

Redevelopment of South Mountain Plaza

Phoenix, AZ

In June of 2000, an empty 58,000 acre square foot supermarket was purchased. In August, 2002, Lawrence and Geyser completed a comprehensive remodel for Big Lots and Fallas Paredes, plus redeveloped the property to accommodate 6,000 square feet of shops and two pads, including a new KFC building. The main building was sold in November of 2003, and a new building was built in 2004 that is currently leased to Washington Mutual Bank.

Purchase and Development of Euclid Center

San Diego, CA

Euclid Center is a 23,000 square foot retail center with available land to develop in December, 1996. In 2003 Lawrence & Geyser completed a remodel and expansion of the center. Tenants include Starbucks, Pizza Hut, Union Bank, H & R Block, and Popular Cash Express. This center was sold in November of 2003.

Development of Warner Executive Park

Tempe, AZ

This two acre parcel was purchased and rezoned in February, 1998. In January, 1999 it was constructed into a 20,000 square foot multi-tenant office building. Currently it is 100% leased, and it was sold in August of 2001. Lawrence and Geyser won a Tempe Beautification Award for this project.

Purchase of First Street Financial Center

Santa Ana, CA

In February of 1997, Lawrence and Geyser purchased this 33,000 square foot office building. Prior to purchase, the property was only twelve percent occupied. Currently it is ninety-three percent occupied, and was sold in February, 2001.

Redevelopment of old Fry's Food Store

Casa Grande, AZ

A vacant 45,000 square foot supermarket was purchased in June, 1998. The property was redeveloped for and is fully occupied by OfficeMax, Inc. and Stage Stores. The property was sold in February, 2000.

Purchase of Food City Shopping Center

Avondale, AZ

This 46,000 square foot grocery anchored shopping center was purchased in March of 2003, and was sold in September of 2005. Lawrence and Geyser also built an additional 5,800 square feet in August of 2004 which is 100% leased.

Redevelopment of First Interstate Building

Chula Vista, CA

Once a former bank branch, First Interstate Building was purchased in July of 1997. The building was remodeled for Video Update, Inc., its first store in California. Video Update opened in September, 1997 and was sold March, 1998.

Build-to-suit for Discovery Zone and Blockbuster Entertainment

Palmdale, CA

The construction for the Blockbuster and Discover Zone built-to-suit was completed in January 1995 on a 13,000 square foot building that was occupied by the Discovery Zone. The building was sold in May of 1995.

Purchase and Redevelopment of the Payson Center

Payson, AZ

The Payson Center was purchased in October, 1995 and is a 62,000 square foot retail center with fifty-two percent vacancy. Lawrence & Geyser brought the center to 100% leased by March of 1996, and sold it in February of 1996.

Development of Shop Space at Tri Valley Plaza

Casa Grande, AZ

Construction on this plaza was completed in February, 1998 on 7,200 square feet of shop space adjacent to a Wal-mart and Fry's center. Currently, the property is 100% leased. It was refinanced through Lehman Bros. in October of 1998 and sold in April of 2001.

Purchase and Redevelopment of Savers Center

Mesa, AZ

The Savers Center is a 50,000 square foot retail center. When it was purchased in April 1995, the center had thirty percent vacancy. The center is currently 100% leased. In addition, Lawrence and Geyser has completed a build-to-suit for Econo Lube-n-Tube on a pad at the center. The center was sold in February of 1998.

Purchase and Redevelopment of Smith's/Greenbacks Plaza

Phoenix, AZ

This plaza was purchased at seventy-four percent leased on July of 1996, and is a 43,000 square foot retail center. The plaza was refinanced through Lehman Bros. in October of 1997 and was sold in February 2005.

Purchase of Mariposa Center

Victorville, CA

This 26,000 square foot retail center was purchased on November, 1996. Currently, the center is 100% occupied. This center was refinanced by Lehman Bros. in November, 1998, and was sold in May, 2004.

Build-to-suit for Tempe Optometric Associates

Tempe, AZ

The construction for is property was completed in February 1996 on a medical office building. Lawrence and Geyser successfully negotiated with the City of Tempe on zoning changes and variances. Lawrence and Geyser won a Tempe Beautification Award for this project.

Purchase and Redevelopment of Corner Center

Casa Grande, AZ

This 30,000 square foot retail center with seventy-seven percent vacancy was purchased in April of 1995. Lawrence and Geyser brought the center to 100% leased by May of 1995. The center was refinanced through Lehman Bros. in July 1997, and was sold in June of 1998.

Converse Factory Store

Oklahoma City, OK

The Converse Factory Store was purchased and retro-fitted for Converse, Inc. in April 1996. It was sold in July of 1996.

Purchase and Development of Casa Grande Business Park

Casa Grande, AZ

Casa Grande Business Park is a 198 acre park that was purchased in August, 1996. Lawrence and Geyser has built the infrastructure for the park and is currently marketing the property.

Hacienda Ranch

Casa Grande, AZ

This property was purchased at 133 acres of land for the development of a planned community.

Development of Baseline Business Park

Mesa, AZ

Lawrence and Geyser purchased a forty acre commercial property in April of 1999. The property was sold in August of 2000.

Redevelopment of Old Restaurant

Phoenix, AZ

This project was an empty 4,200 square foot building in Central Phoenix. It was leased to a financial services business and condemned by the City of Phoenix for light rail in February, 2005.
